AggreGrade provides automated property valuation estimates (AVM) and related real estate data analysis. All reports are generated using publicly available data, third-party data providers, and AI analysis. AggreGrade reports are not licensed real estate appraisals and should not be used as the sole basis for financial or legal decisions.
The valuations provided by AggreGrade are automated estimates for informational purposes only. They do not constitute a certified or licensed real estate appraisal under any applicable laws or regulations. AggreGrade is not affiliated with any licensed appraisal body. Do not use AggreGrade reports for mortgage applications, legal proceedings, or binding financial transactions without consulting a licensed professional.
Payments are processed securely through Stripe. Single report purchases ($7.99) are non-refundable once the report has been generated. Monthly subscriptions ($39/month) may be cancelled at any time and will not renew after the current billing period. No partial refunds are provided for unused subscription time.
AggreGrade pulls data from third-party providers including RentCast. While we strive for accuracy, we make no warranties regarding the completeness, accuracy, or timeliness of any data presented. Property values, tax records, and market statistics may not reflect current conditions.
To the maximum extent permitted by law, AggreGrade shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service, including any reliance on valuation estimates provided.
You are responsible for maintaining the confidentiality of your account credentials. You agree not to share your account or use the Service for any unlawful purpose.
We reserve the right to update these Terms at any time. Continued use of the Service after changes constitutes acceptance of the new Terms.

We collect information you provide directly — including your name, email address, and payment information when you create an account or make a purchase. We also collect property addresses you search, and photos you upload for AI condition scoring.
We use your information to provide the Service, process payments, send receipts and account communications, and improve our AI models. We do not sell your personal information to third parties.
Property photos you upload are sent to OpenAI's API for AI analysis and are not stored permanently by AggreGrade. Photos are processed in accordance with OpenAI's privacy policy and data retention policies.
AggreGrade uses the following third-party services: Supabase (database and authentication), Stripe (payment processing), RentCast (property data and AVM), Google Maps (imagery), and OpenAI (AI analysis). Each service operates under its own privacy policy.
We use essential cookies for authentication and session management. We do not use advertising or tracking cookies. By using AggreGrade you consent to our use of essential cookies.
We use industry-standard security practices including encrypted connections (HTTPS) and secure database storage via Supabase. Payment information is handled entirely by Stripe and never stored on our servers.
You may request deletion of your account and associated data at any time by emailing support@aggregrade.com. We will process deletion requests within 30 days.

AggreGrade was built out of frustration. Every time I needed to evaluate a property, I was jumping between Zillow, the county assessor website, a spreadsheet for comps, and listing photos — spending an hour on research that should take five minutes.
The tools that existed were either too simple (Zestimate with no detail) or too expensive (enterprise platforms built for institutional investors). There was nothing in the middle for the serious individual investor or active realtor who needs real data fast.
So I built AggreGrade — one tool that pulls AVM value, 15 comparable sales, tax assessment records, permit history, market trends, and AI photo condition scoring all in one place. In under 60 seconds. For $5 a report.
